The guide has been amended as a result of the Senedd and Elections (Wales) Act 2020 by which the National Assembly for Wales became the Welsh Parliament, commonly known as the Senedd.

Section 4.10 has been amended to clarify that although the right to buy has been abolished for properties in Wales, it may continue to apply where a right to buy claim was commenced before 26 January 2019. An application for cancellation of a preserved right to buy notice in respect of a property in Wales should include evidence to satisfy the registrar that the interest has come to an end.

Sections 3.3.2, 3.16 and 3.17 have been updated as a result of the deregulation of Welsh housing associations under The Regulation of Registered Social Landlords (Wales) Act 2018 and associated secondary legislation which comes into force on 15 August 2018.

A minor change has been made to section 1.3 to reflect our current practice relating to the use of copy documents for an application for first registration.

Section 4.1 has been amended as a result of a change of name of the Homes and Communities Agency to Homes England on 9 January 2018.

The guide has been amended following the coming into force of section 92 of, and Schedule 4 to, the Housing and Planning Act 2016 on 6 April 2017 and which removes the requirement for consents to most disposals, where formerly required, by the Regulator of Social Housing.
